Additional services and charges
Service: Acting as a Power Of Attorney (POA) on behalf of client:
Fee: 500 PLN (if client using brokerage service), 1000 PLN (if client using referral service)
Poland Mortgage Direct is able act as a proxy to the client for:
- Signing of application form.
- Signing of Credit agreement to release mortgage funds.
Most banks require either the application form or credit agreement (or both) to be signed in person.
* This fee also includes preparation of the legal wording of the POA in English and Polish, prepared by a sworn translator.
* Please note the proxy requires a stamp of the apostille (legalisation from a notary lawyer/government office) which must be organised by the client in their country of residence. There will be a cost associated with this.
Benefits:
- Client does not have to be present in person to sign the application form or credit agreement, saving time and money.
- Major saving on expensive and unnecessary visits to Poland.
Service: Polish forwarding address
Fee: 1000 PLN per annum
Some Polish banks require a Polish correspondence address to process the application. Poland Mortgage Direct is able to offer our office address in Krakow for receiving loan correspondence and will forward to the borrower.
Benefits:
- No need to establish an address in Poland.
- Contents of mail will be explained in English
Service: Obtaining the Land & Mortgage register extract for the property (Krakow only)
Fee: 250 PLN
In the case of a secondary market purchase where the vendor does not provide an extract from the Land & Mortgage Register (KW), Poland Mortgage Direct will obtain directly from the court. The court fee is included in the charge above.
Service: Photographs of property (Krakow only)
Fee: 150 PLN.
Taking professional quality pictures of the property/development, which will be required by some banks as part of the mortgage application.
